Morrison Low was engaged to provide advice and manage the procurement process to identify a Community Housing Provider to partner with Auckland Council. This new partnership was tasked to manage an older persons housing portfolio of 1,412 properties with the aim of improving services and upgrading the existing standard of housing to ultimately increase the number of properties.
This innovative approach provided Council access to government income related subsidies (IRRS) estimated at $38 million over the first 10 years while also removing significant costs to Council that would have been incurred for maintenance and refurbishment. The solution unlocked commercial and strategic value from sub-optimal assets.
Following the identification of a preferred partner, Morrison Low managed the business planning phase, which involved due diligence and the development of a detailed business plan. The project is now in the establishment phase where the new partnership has been formed, Community Housing Provider status applied for and detailed asset management, tenancy management and financial systems and processes put in place. One of our senior staff has been appointed the interim General Manager of the new partnership and is overseeing the implementation phase.
